Property qualification
We check whether the strategy appears financially worthwhile.
After you submit a property or schedule a strategy call, Canela reviews available market data, comparable performance, expected demand, and the operating requirements.
2.5×
As an initial benchmark, we look for realistic furnished-rental collections of approximately 2.5 times the property’s expected monthly long-term rent.
Illustrative example: $2,000 expected monthly rent × 2.5 = approximately $5,000 in monthly guest collections. A typical illustrative owner share may be approximately $2,500 after cleaning costs, property consumables, repairs, maintenance, other operating expenses, and Canela’s management fee.
Illustrative planning estimates are not guarantees. Actual results vary by property, market, seasonality, pricing, availability, expenses, and service scope. If the market does not reasonably support the benchmark, Canela may recommend retaining the traditional rental strategy.
Canela 360
Performance-based management fee
Canela 360 begins at 17% and uses the agreed performance structure to establish the fee. Owners choose the priorities that matter most, and final terms are documented in the management agreement.
Canela Flex
Scope-based pricing
Flex pricing depends on the responsibilities assigned to Canela. The scope, fee, cleaning arrangement, approval limits, and expense handling are documented before service begins.
Third-party costs
No vendor markup
Canela pays approved vendors and the owner reimburses the documented invoice amount—normally through an owner payment deduction unless another arrangement is preferred.
Clear owner reporting
See what came in, what went out, and what remains.
Canela reporting is designed to show the owner how guest collections, cleaning, operating costs, management fees, and owner proceeds fit together.

Property-specific exceptions and final responsibilities are confirmed in writing.
Canela Flex is available anywhere. Canela 360 is available in select markets where Canela can establish dependable cleaners, inspectors, maintenance providers, and other on-the-ground support. We are also happy to evaluate service professionals an owner already trusts.
You retain ownership of your existing STR Platform listings and direct-booking websites. Canela can onboard as co-host and operate them according to the selected service model. Listings and direct-booking sites created by Canela are owned by Canela unless otherwise agreed in writing.
Flex pricing reflects the responsibilities assigned to Canela. Cleaning, supplies, repairs, maintenance, and other operating needs still exist regardless of who coordinates them. An owner may retain more money by performing more work personally, but that amount may also compensate the owner for their labor.
When Canela is responsible for cleaning and turnover coordination, Canela collects and retains the guest cleaning fee and pays the cleaning provider. If a Flex owner physically performs and assumes responsibility for cleaning, the cleaning-fee arrangement is documented in the Flex scope.
No. Canela pays approved third-party providers and the owner reimburses the documented invoice amount. Reimbursement is normally deducted from an owner payment, but another arrangement can be used when preferred.
Routine and emergency spending limits are agreed in writing. Owner approval is required above the agreed threshold, except when immediate action is necessary to protect guests or the property within the authority established in the agreement.
Whoever discovers the damage should document it immediately—typically the owner, cleaner, inspector, or service professional. Canela can then use that documentation to handle the STR Platform claim and advocate for compensation. The STR Platform makes the reimbursement decision, and unrecovered repair costs remain the owner’s responsibility.
The benchmark is an initial screening tool, not a promise. If available market data does not reasonably support the furnished-rental strategy, Canela may recommend keeping the property as a traditional rental rather than encouraging an unsuitable switch.
Timing depends on existing reservations, property readiness, access, photography and listing work, cleaning and maintenance needs, permits, platform setup, and local service-provider availability. Canela outlines the transition sequence after reviewing the property.
We review the property, market demand, goals, current operating setup, likely service-model fit, responsibility boundaries, pricing structure, and the next information needed to make a sound decision.
